A 3-bedroom summer villa located in a beautiful complex of seven villas with a shared pool and a tennis court. The complex is just a 5-minute drive from sandy Sani beach with crystal clear waters.
The ground floor consists of an open-plan kitchen and living room, with a dining table seating four guests.The kitchen is fully equipped with an electric oven and cooktop, a large refrigerator, kettle, toaster, espresso machine, dishwasher and microwave, as well as cookware and crockery. The living room includes a sofa-bed that can sleep an additional guest. Two ceiling fans and a smart TV are also available in this space.
A wc is also available on this level, including a washing machine.
From this level, there is direct access to a private garden. The outdoor area on the ground floor includes a lounge area, as well as an outdoor dining area with a barbecue.
The first floor includes two bedrooms, the one bedroom features a double bed and the other one two single beds. Both bedrooms are equipped with air-conditioning and each with access to a private balcony. A bathroom with a shower cabin is located on this level.
The second floor features one more bedroom with double bed, air-conditioning and an en suite bathroom with a bathtub.
The swimming pool area is arranged with an umbrella and two sunbeds for each villa.
This villa is an ideal base for families and friends seeking comfort in a serene summer setting, and easy access to many different beaches like Simantro, Stavronikita, Kipsa and Chelona.

Is there air conditiong at the villa.
The villa features 3 A/C untis, one at each bedroom. The ground floor which is naturally cooler, has 2 ceiling fans.

Is there private parking?
There is enough parking space for 2 vehicles inside the complex.

How far is the Sani resort and Marina from the villa.
The villa is located aroun 1.5-2 km away from Sani Resort and marina, almost a 5-10' drive away.

All of our properties are carefully handpicked and maintained with love and attention to detail. While we don’t provide traditional hotel-style services such as 24/7 room service, we’re always just a message or call away for anything you might need, whether it’s local tips, transfer arrangements, or any other assistance during your stay.
Please note that the swimming pool is available from June 15th to Spetember 15th and is not heated.
Free parking for 2 vehicles is provided within the complex.
A car is necessary to access the nearest beach, which is approximately 1.7 km away.
Pets are not permitted on the property.
We will meet you in person at check-in to welcome you and hand over the keys.
In accordance with Greek law, we are required to register your stay. Therefore, we will need the passport or ID number of the person who made the reservation.
About the Area
Sani Resort is a well-known destination in Greece, attracting thousands of visitors each year. Just a few minutes’ drive from the villa, you will find a wide variety of restaurants and bars, retail shops featuring designer brands, a mini market, beach bars, and a marina.
Several beautiful sandy beaches are located just a few kilometers away, allowing you to explore a different one every day.
Please note that we do not provide an entry card for Sani Club.
For a more complete experience of Halkidiki, we recommend renting a car. This will allow you to effortlessly explore the region’s diverse coastline, picturesque villages, and unique attractions, all conveniently located nearby.
House Rules & Sustainability
To ensure a pleasant stay for all our guests, we kindly ask you to observe the following:
- No Smoking: Please respect the non-smoking policy inside the villa.
- Waste Disposal: Please take out your rubbish daily. Recyclables can be separated and placed in the large blue bins located outside the complex.
- Quiet Hours:
- April 1 – September 30: 15:00–17:30 and 23:00–07:00
- October 1 – March 31: 15:30–17:30 and 22:00–07:30
- Save Resources: Please help us reduce water and electricity waste. Avoid letting water run unnecessarily, and make sure air conditioning units are turned off when balcony doors are open
