Terms of Use – Feels Like Home

Please read these terms of service carefully as they contain important information regarding your legal rights and obligations.



If you accept or agree to these Terms on behalf of a company or other legal entity, you represent and warrant that you have the authority to bind that company or other legal entity to these Terms and, in such event, “you” and “your” will refer and apply to that company or other legal entity.

Feels Like Home reserves the right, at its sole discretion, to modify the Site, Services and Rates or to modify these Terms, at any time and without prior notice. If We modify these Terms, We will post the modification on the Site. Changes to the Terms will be effective at the time of posting. Your continued access or use of the Site, will constitute acceptance of the modified Terms. If the modified Terms are not acceptable to you, your only recourse is to cease using the Site.

The Site is intended solely for persons who are 18 or older. Any access to or use of the Site by anyone under 18 is expressly prohibited. By accessing or using the Site you represent and warrant that you are 18 or older.

Guest agrees that no more than the initially stated persons shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement.

Conditions and Use of Property
The Property is provided in “as is” condition. Feels Like Home uses its best efforts to ensure the operation of all amenities in the Property, such as internet access, electricity, hot water, fireplaces etc. as applicable. Feels Like Home shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as hot tubs, pools, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.

Damage to Accommodations and Security Deposits
As a Guest, you are responsible for leaving the Accommodation (including any personal or other property located at an Accommodation) in the condition it was in when you arrived. You acknowledge and agree that, as a Guest, you are responsible for your own acts and omissions and are also responsible for the acts and omissions of any individuals whom you invite to, or otherwise provide access to, the Accommodation. In the event that We claim otherwise and provide evidence of damage (“Damage Claim“), including but not limited to photographs, you agree to pay the cost of replacing the damaged items with equivalent items.

Each Listing will describe whether a Security Deposit is required for the applicable Property. If there is no damage at the premises, either inside the Accommodation or even at the outdoor area used by the Guest, the whole amount will be returned to Guest after check out.

If We have a Damage Claim for a confirmed Booking, We also reserve the right to otherwise collect payment from the Guest and pursue any avenues available in this regard in situations in which you have been determined to have damaged any Accommodation or any personal or other property located at an Accommodation.
Both Guests and Hosts agree to cooperate in good faith. If you are a Guest, to the extent you are reasonably able to do so, you agree to participate in mediation or similar resolution process with the Host, which process will be conducted by a third party selected by Feels Like Home or its insurer, with respect to losses for which the Host is requesting payment from the Guest.

If you are a Guest, you understand and agree that the Host may make a claim under your homeowner’s, renter’s or other insurance policy related to any damage or loss that you may have caused or been responsible for or to an Accommodation or any personal or other property located at an Accommodation.
To qualify for reimbursement under this Policy, You must ensure that:
1. You paid for the Accommodation on the Site’s Payment Platform;
2. You took all what we consider to be the appropriate steps to resolve the issue;
3. You are the person who made the Booking; and
4. You comply with all other requirements under the Policy.

We will reimburse You for Your losses, provided that You meet the claim requirements described above, and one or more of the following “Covered Circumstances” applies:
Fraudulent Advertisement: the Host does not own or manage the Property, or is not the authorized agent of the Property’s owner, or the Property is not legally permitted to be rented.

Inaccessible Property: You have paid for the Accommodation in compliance with the Rental Agreement, and You have complied with the Our terms and conditions, but You have been denied entry to the Property as a result of intentional and wrongful conduct of the Host (which is deemed to include as a result of the Owner’s bankruptcy, insolvency, or fraudulent activity), or the Property is not in fact for rent. You will not be covered for any delay in accessing the Property during the rental period. You must notify Us of this condition no later than the first day of Your expected rental period.

Misrepresented Property: the Property has Material Differences or Defects compared with the advertised Property, and: (i) You are unable to rent the Property as intended; (ii) You describe and provide photographic evidence of the Material Differences or Defects; and (iii) You notify Us of this condition no later than the first day of Your rental period.

Security Deposits may be collected from a Guest overstaying at a Listing without the Host’s consent.

Overstaying without the Host’s Consent

Guests agree that a confirmed Booking is merely a license granted by the Host to the Guest to enter and use the Listing for the limited duration of the confirmed Booking and in accordance with the Guest’s agreement with the Host. Guests further agree to leave the Accommodation no later than the checkout time that the Host specifies in the Listing (namely 11am) or such other time as mutually agreed upon between the Host and Guest. If a Guest stays past the agreed upon checkout time without the Host’s consent, they no longer have a license to stay in the Listing and the Host is entitled to make the Guest leave. In addition, Guests agree that the Host can charge the Guest, for each 24 hour period that the Guest stays over the agreed period without the Host’s consent, an additional nightly fee of two times the average nightly Accommodation Fee originally paid by the Guest to cover the inconvenience suffered by the Host, plus all applicable Taxes, and any legal expenses incurred by the Host to make the Guest leave (collectively, “Additional Sums“).

If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.

Assignment or Sublease
Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.

Risk of Loss and Indemnification

Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Feels Like Home shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless Feels Like Home and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Feels Like Home harmless in all such cases.

Guest hereby waives and releases any claims against Feels Like Home, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.

Entry and Inspection
The Hosts reserve the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons. If Feels Like Home has a reasonable belief that there is imminent danger to any person or property, We may enter the Property without advance notice.

Unavailability of Property
In the event the Property is not available for use during the Rental Term due to reasons, events or circumstances beyond the control of Feels Like Home, We will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, Feels Like Home shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated and Guest and Host shall have no further obligations or liabilities in any manner pertaining to this Agreement.

Cancellations and Refunds
If, as a Guest, you wish to cancel a confirmed Booking made via the Site prior to arriving, the amount you have paid, whether a down-payment or total amount will only be fully refunded, minus transaction fees, in case of cancellation 45 days in advance notice. Cancellations received after the stated deadline or after arriving at the Accommodation will not be eligible for a refund.


Guest is eligible for a full refund until 2 weeks before arrival for reservations made in 2020. If the Guest needs to cancel in the 2 week before arrival, down-payments will be offered as credit for a future stay until the end of 2021.

Force Majeure
Neither party will be deemed in breach of these Terms of Service to the extent that performance of its obligations are delayed or prevented by reasons of force majeure, such as riots, acts of terrorism, fire, flood, earthquake, acts of government and the like, provided that such party gives the other party written notice thereof promptly and uses its best efforts to continue to perform its obligations.

User Conduct
You understand and agree that you are solely responsible for compliance with any and all laws, rules, regulations, and Tax obligations that may apply to your use of the Site. In connection with your use of the Site, you may not and you agree that you will not:

  • violate any local, state, provincial, national, or other law or regulation, or any order of a court;
  • copy, store or otherwise access or use any information contained on the Site for purposes not expressly permitted by these Terms;
  • infringe the rights of Feels Like Home or the rights of any other person or entity, including without limitation, their intellectual property, privacy, publicity or contractual right;
  • interfere with or damage our Site, including, without limitation, through the use of viruses, cancel bots, Trojan horses, harmful code, flood pings, denial-of-service attacks, backdoors, packet or IP spoofing, forged routing or electronic mail address information or similar methods or technology;
  • unless Feels Like Home explicitly permits otherwise, request or book a stay at any Accommodation if you will not actually be staying at the Accommodation yourself;
  • engage in disruptive, circumventive, abusive or harassing behavior in any area or aspect of our Site;
  • Feels Like Home may access, preserve and disclose any of your information if we are required to do so by law, or if we believe in good faith that it is reasonably necessary to respond to claims asserted against Feels Like Home or to comply with legal process (for example, subpoenas or warrants).

Payment Protection Policy
We provide the Payment Protection Policy (the “Policy”) to Guests who pay online using our Payment Platform for rental of Accommodations. If you do not agree to the terms and conditions of the Policy, then you have no right to obtain reimbursement or claim any other rights under the Policy. We may revise this Policy at any time and at our sole discretion by amending the applicable web page on the Site.

Intellectual Property
All copyright, database rights, trademarks, and design rights in the Site and in the material published on it belong to Feels Like Home. You may download and print material from the Site solely for the purposes of keeping a record of Your agreement with Us. You may not otherwise copy, transmit, modify, republish, save, pass off, or link to any content or material on the Site without Our prior written consent.

This Rental Agreement and Contract (the “Agreement”) is a legally binding agreement made and entered into as of the Reservation Date written below by and between the undersigned person(s) or company (the “Guest”) and the undersigned owner, manager or agent (“Rental Agent”), pursuant to which the Guest has agreed to rent the residence described below (the “Property”), for the duration of the Rental Term for the Total Rental Fee and other good and valuable consideration as described herein.

Governing Law and Jurisdiction
This agreement, and any dispute arising out of the Terms of Service and your use of the Site, shall be governed by laws of Greece.

Dispute Resolution
Each party hereby irrevocably consents to the exclusive jurisdiction and venue of the court of Thessaloniki.
