About
Amaya is an elegant 4-bedroom villa that can accommodate up to 8 guests. It is located in a peaceful area surrounded by lush greenery, offering panoramic views, and is close to the popular Sani Resort.
The villa features a spacious private garden with comfortable sitting and dining areas, as well as a barbecue.
Undoubtedly, the highlight of the villa is the outdoor area, with its palm trees and private pool, complemented by a relaxing space with sunbeds and umbrellas.
On the ground floor, there is a bright and spacious open-plan area that includes the kitchen, living room, dining area with seating for six, and a lounge area with bamboo furnishings. The living room is filled with natural light and features a flat-screen TV, large windows overlooking the garden, and direct access to the patio and outdoor spaces.
The kitchen is fully equipped with a refrigerator, stovetop, oven, dishwasher, and both espresso and filter coffee machines.
Also on this level, there is a bedroom with a double bed, a walk-in closet, air conditioning, and an en-suite bathroom with a shower. A separate WC is also available.
On the first floor, there are two bedrooms with king-size beds and air conditioning, as well as a shared bathroom with a bathtub. A lounge area with a table and seating for four is also available on this level, offering lovely garden views through large windows.
On the lower floor,partly underground, there is a semi-independent suite featuring a double bed, an en-suite bathroom with a shower, and a kitchenette equipped with a small fridge and sink. Outside the suite, on the same level, guests will find a spacious living and play area, ideal for families with children.
This villa is an excellent choice for families or groups of friends seeking privacy and a quiet setting to relax and enjoy their vacation, while still being just a 20-minute drive from several beautiful beaches across the Kassandra region.

Useful Information
All of our properties are carefully handpicked and maintained with love and attention to detail. While we don’t provide traditional hotel-style services such as 24/7 room service, we’re always just a message or call away for anything you might need, whether it’s local tips, transfer arrangements, or any other assistance during your stay.
Please note that the swimming pool is available from May 20th and is not heated.
Free parking is provided within the spacious yard of the property.
Kindly be aware that the final 200 meters of the road leading to the villa is unpaved (dirt road).
A car is necessary to access the nearest beach, which is approximately 3 km away.
Pets are not permitted on the property.
We will meet you in person at check-in to welcome you and hand over the keys.
In accordance with Greek law, we are required to register your stay. Therefore, we will need the passport or ID number of the person who made the reservation.
About the Area
Sani Resort is a well-known destination in Greece, attracting thousands of visitors each year. Just a few minutes’ drive from the villa, you will find a wide variety of restaurants and bars, retail shops featuring designer brands, a mini market, beach bars, and a marina.
Several beautiful sandy beaches are located just a few kilometers away, allowing you to explore a different one every day.
Please note that we do not provide an entry card for Sani Club.
For a more complete experience of Halkidiki, we recommend renting a car. This will allow you to effortlessly explore the region’s diverse coastline, picturesque villages, and unique attractions, all conveniently located nearby.
House Rules & Sustainability
To ensure a pleasant stay for all our guests, we kindly ask you to observe the following:
- No Smoking: Please respect the non-smoking policy inside the villa.
- Waste Disposal: Please take out your rubbish daily. Recyclables can be separated and placed in the large blue bins located outside the complex.
- Quiet Hours:
- April 1 – September 30: 15:00–17:30 and 23:00–07:00
- October 1 – March 31: 15:30–17:30 and 22:00–07:30
- Save Resources: Please help us reduce water and electricity waste. Avoid letting water run unnecessarily, and make sure air conditioning units are turned off when balcony doors are open
